Increasing availability of office space in the city and canton

More office space is available in the city and canton of Zug than in the previous year. This is according to an analysis carried out by Welcome Immobilien AG.

According to the company’s report, a data survey at the beginning of the year shows a supply of advertised office space of around 5,100 square metres in the city of Zug. This corresponds to an increase of around 18% compared to the market analysis at the beginning of 2024. Around 73,700 square metres of office space were available in the canton as a whole at the beginning of this year. According to the data survey, this represents an increase of 1,400 square metres, or 1.9% compared to the previous year.

With regard to rents, there are also significant differences between the city of Zug and the rest of the canton, according to the report from Welcome Immobilien. The median rent In the canton capital is around CHF 350 per square metre per year, while the median cost in the rest of the canton is CHF 240 per square metre per year. Compared to the previous year, there has thereby been a slight increase in the median value.

The consulting firm Jones Lang La Salle AG (JLL) has also conducted a similar study, and the conclusion of this study was that the supply of office space in the Zug region has remained almost unchanged compared to the previous year. Both Welcome and JLL expect the supply of office space to increase in the coming years, however, due to the various new construction projects, such as in the city of Zug (the Tech Cluster), in Cham (Papieri-Areal), in Baar (Unterfeld) or in Rotkreuz (Suurstoffi).
