28 new apartments to be built in the town centre

The real estate company Alfred Müller AG has revised its plans for the Poestli property in the centre of Steinhausen. Instead of renovating the existing building, a new development with 28 rental apartments will now be constructed.
 

The distinctive building at Zugerstrasse 2 and 4 in the village centre is privately owned. The current owner is Alfred Müller AG. The Schweizerische Post AG sold its section of the building next to the Poestli (post office) to the real estate company at the end of 2025.

The owner originally planned an extensive refurbishment. But due to the complex structure of the existing building and its structural limitations, this approach eventually proved impractical, according to a recent statement from the company. The owner has therefore decided to pursue a comprehensive new construction project, which will make better use of the plot and provide what it describes as a convincing urban design solution.

The project is being developed in close cooperation with the municipality of Steinhausen. As the municipality is currently planning a project to enhance the village centre, including improvements to surrounding streets, the outdoor planning for the new development will be coordinated with this initiative. Several planning workshops have already taken place. The new ‘Poestli’ will be planned under standard building regulations, and no special zoning plan is required.

Sustainability at the core
The new building places a strong emphasis on sustainability. It will be constructed using timber construction and will be equipped with photovoltaic panels on both the roof and the façade. Heating and cooling will be provided by an innovative system that uses the mass of the building as an energy storage medium, potentially reducing energy consumption by up to 80% compared to a conventional building.

Twenty-eight apartments will be created in the new building, and families in particular will be warmly welcomed,” states a letter from Alfred Müller AG. The plans include 2.5- to 5.5-room apartments in a central location.

A leaseback agreement has been concluded with the Swiss Post to ensure that its postal premises will remain in use in the long term.

During the construction period, the post office will operate from a temporary facility on the side facing the church. A new café is also planned to help revitalise the village centre.

The existing building dates back to the 1970s and currently contains 23 private rental units. In one half of the building, the ground floor once housed the Restaurant Post and the small takeaway restaurant Joe’s Foodbox.
