City set to reduce size of zones for high-rise buildings

Following pressure exerted by the greater city council, the core city council has clarified regulations relating to the construction of high-rise buildings within the confines of the city. This means the areas where they will be allowed to be built is to be restricted, and quite severely so, much to the disapproval of local developers.
 
As to zone 1, this particular area has been reduced to the area straddling Baarerstrasse between Feldstrasse and Göblistrasse to the north, and Gubelstrasse to the south, with the maximum height of any new development here restricted to 80 metres. Furthermore, the ground site area for any one high-rise development is to be limited to 600 square metres
 
Responding to these intentions, the Zug Estates property company said the city should abide more closely with the canton’s policy of increased density of buildings. Furthermore, it felt zone 1 should be extended much more to the east of the Metalli area and that a site adjacent to it, bordered by Industriestrasse, should also be included in it.
 
In addition to this, it wanted to see an extension of high-rise zone 3 eastwards from the Bergli area.
 
As to the 600-square-metre restriction, the company said this would severely restrict what would be able to be built and reduce the economic feasibility of any such high-rise buildings, a point echoed by the Wiag-Falk Immobilien AG property development company of Zug, too.
 
If the city’s proposals in this matter are approved by the greater city council, then it could well be that, at 80 metres, Park Tower will remain the highest building in the city for many decades to come, preventing the Zuger Kantonalbank and Zug Estates from constructing a further high-rise building they have been planning to do for some time.
